What to do and what not to sell your home for a top dollar?

How to attract more buyers and how to stand out from the crowd? Selling and Buying can get very competitive so you need to be prepared. Summer is the best time to sell or buy home as its easier to move from one home to another. You can sell or buy anytime of the year but summer is more popular and you will find more properties on the market during summer.

The following few simple steps can HELP you to bring your home into buyers attention:

Curb appeal - outside

The first impression of the property is very important as we all know it. The front and back yard must look clean, tidy and well pruned. All fences should be in good state of repair. Keep all the yard tools organized inside the shed or storage. Garbage area and bins must be well cleaned and covered. Home must look clean from outside and fresh lick of paint always get noticed.

        

Decoration - inside

Inside of the home is as important as outside of the home, so few changes inside can go a very long way. If you have decided to sell your property, try moving all unwanted bulky items and furniture to storage because space sells. If you can reduce furniture to basics and declutter all the unnecessary items, it will make home look more spacious.

Covering, moving or replacing too bright and too dark colors with more neutral colors. Very dark colors make space looks smaller or narrow and even very bright colors can turn potential buyers away. A more neutral approach will give buyers the feel of a blank picture where they make their own distinctive mark.        

Marketing

You can’t sell the property by just getting it ready from outside to inside. In order to sell for the top dollar, you need to list it with a professional real estate agent. Even though you have a beautiful home it wont sell if no one comes to see it and in order to bring every prospective buyer your property must be marketed right.  

Your property must be marketed according to the neighborhood requirements for example local paper media, social media, Internet etc. Once any buyer viewing the property details, they should be able to see accurate and comprehensive description and beautiful picture and videos. The more information they see the more likely they will come to see the property and the property will meet their expectations on their visit.
